Position Summary
This position performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas of the property meet University Corporation at Monterey Bay's standards for cleanliness, appearance, safety, and overall functionality. The Service Technician role performs a wide range of maintenance, repair, and preventative tasks to support a positive living environment for residents while protecting the long-term condition of the housing assets.

Examples of Duties

Key Responsibilities
Maintenance & Repairs

  • Completes assigned work orders and preventative maintenance by diagnosing maintenance issues and performing repairs in accordance with established policies, procedures, safety standards, and code requirements.
  • Responds to maintenance requests and work orders in a timely and professional manner
  • Completes unit turns, including inspections, repairs, painting, and cleaning coordination as assigned.
  • Assists in maintaining the grounds, common areas, and amenities by picking up trash and debris, pressure-washing breezeways, performing general cleaning, and painting curbs and signage as needed.
  • Assists with routine property inspections to identify safety and risk management concerns and communicates maintenance needs to management.
  • Uses maintenance tools and equipment safely and maintains tools in good working condition.
Inspections & Safety
  • Conducts unit, building, and grounds inspections to identify safety or maintenance concerns
  • Ensures work is completed in compliance with safety standards, codes, and policies
  • Reports hazards, code concerns, or unusual conditions to supervisors
Resident Interaction
  • Communicates professionally and courteously with residents
  • Provides clear updates regarding maintenance requests and timelines to residents as directed
  • Respects resident privacy and maintains discretion in occupied units
Grounds & Common Areas
  • Assists with upkeep of exterior spaces, common areas, and amenities
  • Supports seasonal tasks such as minor landscaping, weatherization, trash pickup, and storm preparation.
Documentation & Coordination
  • Follows procedures for obtaining materials, supplies, and equipment; tracks inventory used; returns unused items to designated locations; and notifies the maintenance supervisor when reordering is needed.
  • Coordinates with supervisors, property management, and vendors when work exceeds assigned scope.
  • Updates work order status in real time (e.g., open, in progress, completed, deferred)
  • Completes documentation and other paperwork in a timely, accurate, and complete fashion so that service requests can be appropriately documented and tracked.
Other Responsibilities:
  • Supports cost-cutting and expense control programs by fixing rather than replacing parts when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment.
  • Assists during peak summer turnover periods to support inspections, maintenance tasks, and other operational needs to ensure timely unit readiness.
  • Participates in on-call rotation to respond to after-hours maintenance emergencies
  • Complies with University Corporation safety policies and applicable health and safety regulations by participating in safety meetings, completing required training, and reporting accidents or incidents promptly.
  • Performs other duties as assigned.
Knowledge, Skills, and Abilities:
Knowledge
  • Knowledge of basic building maintenance principles sufficient to support routine repairs, preventative maintenance, and troubleshooting of common facility issues.
  • Knowledge of workplace safety practices and the proper use of maintenance tools, equipment, and materials used in residential and facilities maintenance work.
Skills
  • Skill in problem solving and troubleshooting to identify maintenance issues, determine appropriate solutions, and complete repairs effectively.
  • Skill in customer service and interpersonal communication to interact professionally with residents, coworkers, and other stakeholders while responding to questions, concerns, and service requests.
Abilities
  • Ability to read, write, and communicate effectively to understand work orders, follow written instructions, and document completed maintenance work.
  • Ability to remain calm and professional when responding to maintenance requests and resolving resident concerns.
  • Ability to organize and prioritize work assignments to respond to service requests and maintenance needs in a timely manner.


Qualifications

Minimum Qualifications

  • High school diploma, GED, or equivalent combination of education and relevant work experience.
  • One (1) year of maintenance, facilities, or building repair experience.
  • Valid California driver's license and the ability to operate a vehicle as required to perform job duties.

Preferred Qualifications

  • EPA Certification (Type I, II, or Universal) for refrigerant handling.
  • Experience performing basic construction, plumbing, electrical, flooring, or general building maintenance work.
  • Additional trade certifications or licenses relevant to maintenance or facilities operations.
