POSITION SUMMARY
The Groundskeeper is responsible for maintaining the cleanliness, appearance, and safety of exterior grounds and common areas throughout the property. This role helps ensure the community remains well-kept, attractive, and welcoming for residents and visitors. The Groundskeeper also supports the service team by assisting with routine maintenance tasks and general property upkeep as needed.
Examples of Duties
KEY RESPONSIBILITIES
- Inspects the community throughout the day to remove litter, debris, and pet waste and ensure common areas and amenities remain clean and well maintained.
- Removes trash and remaining items from vacant apartments prior to starting the make-ready process, transfers trash to dumpsters or designated disposal areas, and cleans and maintains storage areas.
- Sweeps, pressure washes, and cleans walkways, breezeways, and entry areas.
- Maintains flower beds, shrubs, trees, and irrigation systems.
- Cleans and sanitizes picnic tables, benches, and outdoor furniture.
- Inspect grounds daily and report maintenance or safety concerns to management.
- Assist maintenance team with minor repairs and property upkeep as needed.
- Completes minor service requests as assigned by the Maintenance Team or Community Manager and assists with unit turns and make-ready preparation as needed.
- Inspects fencing and gates for damage or safety hazards.
- Informs appropriate supervisors of any observed hazard or potentially dangerous situation for residents, team members, guests and others.
- Uses grounds keeping tools and equipment safely and maintains tools in good working condition.
OTHER RESPONSIBILITIES:
- Support property preparation for inspections, move-ins, and special events.
- Distributes notices and communications to residents as necessary.
- Demonstrates customer service skills by treating residents and others with respect, answering questions, and responding appropriately to maintenance concerns.
- Assists during peak summer turnover periods with inspections, work orders, and other operational tasks to support timely unit readiness.
- Performs other duties as assigned.
Qualifications
MINIMUM QUALIFICATIONS
- High school diploma, GED, or an equivalent combination of education and relevant work experience.
REQUIRED LICENSES OR CERTIFICATIONS
Valid driver's license required to operate a golf cart or other property vehicles as part of job duties.
PREFERRED QUALIFICATIONS
Experience performing groundkeeping, landscaping, or exterior property maintenance tasks.
