Supervisor of Building Maintenance
Job Summary
Manage and supervise the maintenance of residential and childcare buildings, equipment, and associated facilities. Ensure compliance with all procedures, policies, and regulations, and ensure timely response to regulatory issues and inspection findings. Plan the team structure to accommodate growth and changes in priorities. Work closely with the Trades supervisor to ensure needed work is being completed. Assess the needs for equipment purchases and services, including contract services. In collaboration with the Outsourcing Supervisor, maintain vendor contracts and relationships. Ensure projects meet specifications and budgets and necessary licenses and permits are obtained. May be responsible for facilities security, in the absence of dedicated security staff. Coordinate and lead daily team activities and be prepared to perform some of the duties of those you supervise. Assist with management decisions and activities, and have a working knowledge of team functions within the Sunnyside Maintenance department.

Responsibilities
Supervises, oversees, and manages the Building Maintenance team, including 1 Foreman, 7 Building Technicians, and 1 Inspections Lead.
Point of contact for all building maintenance issues and needs.
Ensures family apartments are rent-ready in 10 days after residents move out.
Manages large single graduate apartment turns in May - July. Ensures all units are rent-ready by August 1.
Oversees bi-weekly verification of direct report time cards.
Supervises move-out inspections and coordinates the repair and cleaning of vacant apartments.
Assesses apartment damage, assigns damage cost to tenants, and coordinates repairs and replacements.
Conducts monthly inventory of individual building stockrooms and reconciles them with the central maintenance warehouse.
Maintain appropriate tools and inventory supplies for building maintenance technicians.
Keeps building safety data sheets up to date and ensures they are displayed appropriately.
Maintains successful communication with residents through emails, door-to-door notices, and in-person and phone conversations.
Mediate conflicts between residents and maintenance staff when needed.
Conducts inventory for standard issue tools for each building and arranges for replacement or additions as necessary.
Creates relationships and maintains communication with Main Office Staff.
Assists with Sunnyside programs, services, and events as needed.
Provides general support to ongoing University of Utah initiatives.
Assists management in developing policies, procedures, and departmental strategies.
Implements policies and procedures related to customer service.
Participate in University-wide committees to establish customer service standards, administrative plans, and policies.
Facilitates cooperative and collaborative community and institutional relationships.
Ensures customer satisfaction by analyzing complaints, concerns, and suggestions and providing appropriate follow-through.
Collaborate with the Outsourcing Manager on cleaning of apartments by outside contractor and other contracted services, as needed
Collaborate with the Administrative Assistant on apartment make-ready dates, turns, and move-out schedules.
Other duties as assigned.
Minimum Qualifications
EQUIVALENCY STATEMENT: 1 year of higher education can be substituted for 1 year of directly related work experience (Example: bachelor's degree = 4 years of directly related work experience).
Supervisor, Facilities Management: Requires a bachelor's (or equivalency) + 2 years of directly related work experience or a master's (or equivalency) degree.
Preferences
Bachelors degree in Facilities Management, Construction Management, Business Management or related field. Or equivalent experience in building maintenance supervision and/or maintenance. Experience formula is 1 years experience = 1 year of required education.
Preference may be given to candidates with extensive residential/housing maintenance and supervisory experience and with a proven track record of highly engaged customer service practice.
